A tight corner plot on a busy boulevard, a west-facing frontage exposed to the harshest afternoon sun, and a client brief demanding column-free floors of 1,800 m² with premium views of the Gulf.

Our solution
We rotated each floor plate by just under one degree, so the tower gradually turns its glazing towards the sea and its solid core towards the west. A post-tensioned flat-slab system spans 14 metres from core to perimeter, and vertical ceramic fins, tuned by solar simulation, shade the façade without blocking the view.

The result
Cooling loads 23% below the local baseline, fully leased within nine months of completion, and delivered four weeks ahead of programme.
