  1. 01 1–3 weeks

    Brief

    We listen, measure and question until the problem is clear.

    Workshops with you and your stakeholders, a site survey, and a review of zoning, authority and budget constraints. The result is a written brief we both sign — the yardstick for every decision that follows.

  2. 02 3–6 weeks

    Concept

    Ideas tested against structure and cost from the first sketch.

    Two or three distinct design directions, each checked by our engineers for structural logic, services strategy and order-of-magnitude cost. You choose with full information, not just a pretty image.

  3. 03 6–12 weeks

    Engineering

    Structure, MEP and façade resolved in one federated model.

    Structural analysis, MEP design and façade engineering developed together in BIM. Weekly clash detection keeps disciplines aligned, and value-engineering happens here — before it becomes a site problem.

  4. 04 4–10 weeks

    Documentation

    Drawings a contractor can price and build without guessing.

    Construction drawings, specifications and bills of quantities, issued from the coordinated model. We prepare authority submissions and manage approvals with the municipality, fire department and utilities.

  5. 05 Construction period

    Supervision

    The engineers who designed it make sure it is built right.

    Resident and periodic supervision, material approvals, inspection of reinforcement and installations, and weekly reports with photographs, progress curves and cost tracking.

  6. 06 2–6 weeks

    Delivery

    Testing, commissioning and a building handed over complete.

    Systems testing and commissioning, snagging, as-built documentation and operation manuals. We stay available through the defects liability period and return after a year to review performance.
