Our solution
We recessed every balcony 2.4 metres into the building envelope, giving it three walls, a ceiling and shade for most of the day. Structurally, the recesses are handled by a transfer-free wall-slab system that also keeps the apartments column-free.

The result
All 96 apartments sold before completion; a post-occupancy survey found 80% of residents use their balcony every week.
